Most people preparing to sell spend money in the wrong places. New countertops when the lighting was the problem. A full repaint when two rooms would have done. Or they do nothing at all, because the list feels endless and nobody has told them where to start.
We start by walking your home with you, room by room. Then we tell you what to fix, what to skip, and the order to do it in.
You will know what is worth spending money on. Just as importantly, you will know what is not.
Two hours in your home, walking every room together, with our guidance as we go. Afterward, a short written summary of the priorities we identified.
Best for homeowners who want expert direction and are comfortable running with it themselves.
Book a consultationIf you decide you want the full assessment, your consultation credits in full toward it. Nothing you have paid is lost.
Everything in the consultation, plus the report: a written plan you will work from for months.
And after the report, two follow-up check-ins before you list, so the plan stays on track as the work happens. You are not left holding a document.

Pricing is based on total finished area, including guesthouses and outbuildings. The booking form asks for it, so your fee is set before we arrive.
In person, or anywhere. On Lake Minnetonka we come to you. Elsewhere, we gather photographs ahead of a video walkthrough, and the report and check-ins follow the same way.
What happens next. Most clients either book a follow-up session to turn the plan into a concrete schedule, or move straight into the work with us handling it. Either way, you are not left holding a document and wondering where to start.
The Seller's Concierge runs everything between the decision to sell and the sold sign: one relationship, one point of contact, one invoice.
