An empty house is the part nobody plans for. The listing is live, you have already moved, and the property sits through a Minnesota winter with nobody checking the heat. Or you leave in November and return in April hoping nothing happened in between.
Things do happen. A pipe, a storm, a heating system that quits in February, a small leak that becomes a large one over eleven weeks. Most of it is preventable by someone walking through the door on a schedule.
That is what we do. Regular visits, a thorough walkthrough every time, and a written report so you always know the state of your home.
We start with an onboarding visit. Before the first regular check, we walk the property with you: every mechanical system, every quirk, everything that needs watching. We record your contractors, service providers, and emergency contacts, so if something happens the right person is called immediately rather than after a search through your files.
Based on how often we visit: twice monthly, weekly, or twice weekly. A one-time onboarding of $495, waived when you commit to a year.
Who this is for: homes on the market and sitting empty · owners who winter elsewhere · second homes · buyers who have not relocated yet.
A recurring engagement starts with a conversation about the home itself.
